Short-term holiday rentals such as Airbnb or Booking are no longer permitted for properties purchased under the Greek Golden Visa program. This restriction was introduced with Law 5100/2024 to ensure that Golden Visa real estate is used for residential or long-term purposes, not for commercial tourism rentals.
You can still rent out your property on a long-term basis (12-month contracts and above), and this is considered fully legal and compliant. However, using the property for short-stay tourism accommodation may result in serious penalties, including:
Cancellation of your Golden Visa residence permit, and
Administrative fines of up to €50,000.
In short — Golden Visa property can generate income, but only through long-term leasing, not Airbnb-style rentals.
