1. Who We Are
Otto34 Gayrimenkul is a real estate consultancy in Istanbul providing services in the sale, purchase and leasing of residential, commercial, land and industrial properties, as well as project marketing. Otto34 Gayrimenkul is the data controller for personal data processed through the Website (Esenyurt Tax Office – 2810153707; Yeşilkent Mah., Nazım Hikmet Blv. No:55-1/6, 34515 Esenyurt/İstanbul, Türkiye).
2. Information We Collect
2.1. Information you submit through forms
The Website has four forms: Contact, Project Request, Consultant Application and Franchise Application. These forms ask for your full name, phone number and email address and, depending on the form, a message/short note, budget range, project of interest, room type, payment preference, target area, area of residence, industry experience, investment capacity and a short self-introduction. The page from which the form was submitted is also recorded.
2.2. Contact via WhatsApp, phone and email
Buttons on the Website redirect you to WhatsApp, your device’s phone app or your email app. Information you share with us through these channels reaches Otto34.
2.3. Technical data
Our hosting server and Cloudflare keep log records, such as IP address, browser information and access time, to keep the Website secure.
2.4. Cookies and information stored in your browser
The Website uses strictly necessary cookies that it needs in order to work. Google Analytics cookies run only if you give consent in the cookie preference panel. We do not use marketing or advertising cookies. The listings you add to your favorites and your currency preference are stored only in your own browser (localStorage) and are not sent to our servers. 3. How We Use Your Information
- To answer your questions and requests and to contact you about your property and project requests;
- To evaluate consultant and franchise applications;
- To record applications in our administration panel and forward them as notifications to our authorized employees via Telegram;
- To keep the Website secure and to prevent spam and malicious traffic;
- If you give consent, to statistically analyze how the Website is used and improve it;
- To comply with our legal obligations and to protect our rights in potential disputes.

4. Who We Share Your Information With
We share your information only with the following service providers we use to operate the Website and forward your requests, and with competent public authorities where required by law:
- Hetzner Online GmbH: hosting (servers in Finland, European Union);
- Cloudflare, Inc.: content delivery network (CDN) and security (US-based, global network);
- Telegram: notifying our authorized employees of form submissions (servers outside Türkiye);
- Google Ireland Limited / Google LLC: Google Analytics (only with your consent).
If you choose to contact us via WhatsApp, that communication takes place through the WhatsApp service of Meta Platforms and is subject to WhatsApp’s own terms. We do not sell your personal data.
5. Transfers Abroad
Because the servers of the service providers listed above are located outside Türkiye, your personal data is transferred abroad in accordance with the conditions set out in Article 9 of the KVKK. The recipients, purposes of transfer and data transferred are listed in detail in our Personal Data Protection Notice (KVKK).
6. How We Protect Your Information
We take appropriate technical and organizational measures under Article 12 of the KVKK to protect your personal data against unauthorized access, loss and misuse. The Website is served over an encrypted connection (HTTPS) and is protected against malicious traffic through Cloudflare. Application records and notifications are shared only with authorized Otto34 employees. Our forms also contain a field that is invisible to visitors (a honeypot) to detect automated spam submissions; this method does not require any additional verification from you. However, no transmission of data over the internet can be guaranteed to be completely secure.
7. Retention
We retain application records for as long as necessary for the purpose of processing and for the statutory limitation periods set out in the applicable legislation; at the end of these periods, we erase, destroy or anonymize them. Favorites and currency preferences stored in your browser remain on your device until you clear your browser data.
8. Your Rights
Under Article 11 of the KVKK, you have rights such as learning whether your personal data is processed and requesting its rectification or erasure. You can withdraw your consent to analytics cookies at any time through the cookie preference panel.
9. Third-Party Services and Links
The Website may contain links to third-party services such as WhatsApp and embedded YouTube videos.
